What the policy covers
Four covers, taken together or separately depending on your particular conditions.
Unpaid rent
Reimbursement of the guaranteed rents your tenant fails to pay, within the number of covered months and less the excess.
- What is reimbursed is the guaranteed rent — the declared rent plus rental charges — that the tenant fails to pay.
- The indemnity is limited to the number of covered months set in your particular conditions and reduced by the excess.
- The first payment is made from the fourth month and covers the first three unpaid rents.
- Later payments are monthly, against a statement of the tenant account produced within fifteen days of each due date.
Damage to the property
Damage found when the tenant moves out, normal wear and tear deducted, plus the rent lost while repairs are carried out.
- Material damage found when the tenant leaves and caused by them, normal wear and tear deducted.
- Damage is established by comparing the entry and exit inventories, both drawn up with the parties present.
- Rent lost while repairs are carried out is also indemnified, at one thirtieth of the guaranteed rent per day, once the damage exceeds €1,500.
- You must wait for the company decision before starting the work, otherwise the cover is lost.
Rental void
Compensation while the property stands empty between two tenants, after the waiting period. Optional cover, to be noted in the particular conditions.
- Compensation partly offsets the rent lost while the property stands empty between two tenants.
- The cover can only be taken out if the property is let when you apply, with no notice given and no arrears, and if it has already been let for more than six months.
- A three-month waiting period runs from the end of the last tenant's notice period; six months must separate two indemnified claims.
- The indemnity is one thirtieth of the guaranteed rent per day and is capped per claim and per insurance year.
Defence and recourse
Costs of amicable or contentious recovery, termination of the lease and eviction proceedings, once the amount at stake exceeds €500.
- The costs of amicable or contentious recovery of the arrears are covered.
- So are termination of the lease and the legal eviction procedure against the defaulting tenant.
- For property damage, the costs of proceedings against the tenant are covered.
- The cover applies once the amount at stake exceeds €500, within the ceiling in your particular conditions.
